OUR PROPOSALS
The recently adopted Strategic Development Framework for the St Leonards area recommends a mixed tenure development at Abbey Park, currently the only brownfield site contained within central St Andrews.
This exciting development will boast approximately 191 units which will provide a mix of affordable, private and retirement accommodation within the site. It also will revitalise the historic area of St Leonards, significantly enhancing public walkways and restoring seminal buildings. As part of the plans, the Kinness Burn will be opened up to the public and there will be an upgrade to the footpath from the Harbour to Greenside Place. The plans also include the option to incorporate office space within St Leonards Lodge and a hotel within the Abbey Park House, both of which will be subject to a future planning application.
Knightsbridge, one of Scotland’s leading development groups, is investing £70 million pounds into St Andrews, and the development is expected to create up to 200 jobs.
Kingdom Housing Association will deliver 30% of affordable housing within the site. The number of affordable homes would be the biggest strategic affordable housing opportunity the region has ever seen. Kingdom Housing Association also recently secured funding from the Scottish Government to provide affordable housing in Greenside Place within the site.
Knightsbridge has worked openly with St Leonards School; Austin Smith Lord, architects; and retirement home providers, McCarthy & Stone. They have also engaged with the NHS in relation to the Memorial Hospital site.

Wing Commander Johnston Calder, the Bursar at St Leonards School, commented: "The old school grounds and buildings look tired and run down, it is great news for St Andrews that the site will be transformed in line with its formal glory."
